Exemptions reduce the assessed value of your property, thereby reducing the amount of property tax you pay. If your property is your permanent residence, or homestead, you may be eligible for a tax exemption. Several exemptions are available:

THE HOMESTEAD EXEMPTION

In the state of Florida, a $25,000 exemption is applied to the first $50,000 of your property’s assessed value if your property is your permanent residence and you owned the property on January 1 of the tax year. This exemption applies to all taxes, including school district taxes. An additional exemption of up to $25,000 will be applied if your property’s assessed value is between at least $50,000 and $75,000. This exemption is not applied to school district taxes.

When qualifying for the Homestead Exemption, you will need the following documents for all property owners applying:

  • Florida Driver’s License or Florida ID if you do not drive
  • Florida car registration
  • Florida Voter’s ID (if you vote)
  • Immigration documents if not a U.S. citizen.

Documents should reflect the address of your homesteaded property. Homestead Exemption also qualifies you for the 3% Cap Save our Homes (SOH)

How do I apply?

You have three options to submit your application:

  • Complete the application online, click here. Print it out and mail to the Palm Beach County Property Appraiser’s Office, Exemption Services, 1st Floor, 301 N. Olive Ave., West Palm Beach, FL 33401
  • Visit one of our five service centers to file in person.

All homestead exemption applications must be submitted by March 1.

Do I need to reapply for a homestead exemption every year?

No. We will renew your homestead exemption annually as long as you continue to qualify for the exemption. After January 1 of each year, we will send you a homestead exemption receipt by mail to confirm the renewal. You must contact us if you no longer qualify for the exemption. This may occur because the property is being rented or is no longer your permanent residence, or there is a change in ownership due to a sale, marriage, divorce, death. Failure to notify us could result in a homestead tax lien with a substantial penalty and interest. A change in exemption status does not necessarily mean that your taxes will increase. If you receive a homestead exemption, you may be eligible for additional exemptions or discounts. The application deadline for all exemptions is March 1.

Rental of a Homesteaded Property*

You may rent your homesteaded property for 30 days or less per calendar year and maintain a homestead exemption. Rental for more than 30 days for two consecutive years or for more than six months constitutes abandonment of a homestead exemption.

Exempt property rented after January 1 of any year does not affect the homestead exemption for that particular year. If the property is rented on January 1 of the following year or the terms of the lease are six months or more the exemption will be denied.

Property owners are required to notify the Property Appraiser’s Office when their property no longer qualifies for exemption. Failure to do so could result in a Homestead Tax Lien with substantial penalty and interest.

Homestead

The property on which you wish to apply for Homestead Exemption must be your primary place of residence on January 1 of the year for which you are making an application.

The Pasco County Property Appraiser’s office is now accepting applications for Homestead Exemption online. Approved exemptions will renew annually, unless a change in status occurs. Example: property is sold, owner relocates, etc.

You may only receive Homestead Exemption at your permanent place of residence.

Please read the following requirements carefully.

The following documents, if applicable, are required for each applicant applying for Homestead Exemption. Please note those which are mandatory for online filing:
If married (or married but separated) the following is also required for your spouse, regardless of whether or not he/she is listed as an owner on our records.

  • Must be a permanent resident of the State of Florida.
  • Neither you nor your spouse may receive a residency-required exemption in any other state.
  • Valid Florida Issued Driver’s License or Identification Card. (Mandatory for online filing)
  • Social Security Number* of applicant and his/her spouse. (Mandatory for online filing)
  • Florida Vehicle Registration (if any vehicles owned).
  • Florida Voter Registration Card (if U.S. Citizen and registered).
  • If not a U.S. citizen, a permanent visa and a declaration of domicile. A declaration of domicile may be obtained from the Clerk of the Circuit Court.
  • Recorded Deed or tax bill verifying ownership of the property on or before January 1st of the year for which an application is being filed.
  • Name and address of any owners not residing on the property.
  • If you previously owned a home in Florida, the physical address or Parcel Identification Number (both may be found on a prior tax bill).

* Disclosure of your social security number is mandatory. It is required by section 196.011 (1), Florida Statutes. The social security number will be used to verify taxpayer identity information, homestead exemption information submitted by property appraisers, and intangible tax information submitted to the Department of Revenue. Failure to provide your social security number will disqualify you from receiving the Homestead Exemption.

Filing for the Homestead Exemption can be done online.

Homeowners may claim up to a $50,000 exemption on their primary residence.

  • The first $25,000 of this exemption applies to all taxing authorities.
  • The second $25,000 excludes school board taxes and applies to properties with assessed values greater than $50,000.

The Property Appraiser mails Homestead Exemption application forms and qualification guidelines to persons who bought homes during the current year.

Property owners who qualify for other exemptions, must complete the corresponding form and submit it to the Property Appraiser’s Office.

If the Office of the Property Appraiser is unable to grant a timely filed exemption application, a letter will be mailed to the applicant by July 1 detailing why the application was denied.

  • Eligibility & Requirements

To qualify for a Homestead Exemption, you must own the property and it must be your permanent residence “to the exclusion of all others” as of January 1st of the year you are seeking the homestead exemption.

Once you receive the Homestead Exemption, you do not have to re-apply. The Property Appraiser mails out in January an “Automatic Residential Renewal Receipt” to every homesteaded property owner. If you do not have any changes, you can keep the receipt as proof that you are eligible for the automatic renewal.

However, the homeowner has a responsibility under the law to notify the Property Appraiser if the ownership status of the property has changed or if it is no longer the permanent residence of the owner.

Rental of a home constitutes abandonment of the homestead exemption if the property, or a substantial part of it, is rented for more than 30 days for two consecutive calendar years.

Only those portions of the property owned and used as the homestead are eligible for the homestead exemption and Save Our Homes assessment limitation.

Active military personnel can retain the homestead exemption even when the property is rented. In order to keep your exemption intact, provide the Property Appraiser with a copy of your military orders.

Outside City Limits: Rate 15.0141 x (up to) $50,000.00 = $750.71 Annually

Downtown: Rate 20.1141 x (up to) $50,000.00 = $1,005.71 Annually

Plus, there are also other exemptions that you may qualify for such as those who are Seniors, Widowed, Blind, or Disabled Taxpayers.

Florida Homestead for Non U.S. Citizens is possible for two types of Florida Homestead exemptions.

The first homestead exemption is tax based.

If you live in your home and you or your spouse or dependent child is a permanent resident of the state of Florida on January 1s you are entitled to file for a reduction in property taxes.

The second homestead exemption is a protection from creditors

In addition to the tax reduction, Florida’s constitution also provides protection of a homestead from most creditors to protect the family home from improper transfers or disinheritance.

Florida courts have held that the “permanent residence” requirement means that individuals who do not possess the legal right to permanently reside in Florida cannot establish that a Florida property is their permanent residence. While U.S. citizenship is not a requirement, foreign nationals living in the Florida on temporary nonimmigrant visas or unlawfully, cannot take advantage of the homestead exemptions. Only a permanent resident who is lawfully living in Florida can file for the homestead protection and property tax reductions

The Florida Supreme Court expanded the definition of who is eligible to be considered a permanent resident for homestead purposes to include those whose spouse or children or other dependents living in the home have the right to live in the United States permanently.

This case was about a couple from Honduras that owned a house in South Florida and were in the United States under an investor visa program. Because the visa was a temporary non-immigrant visa, the couple did not have the right to reside permanently in the United States and therefore could not receive the homestead exemption. However, the couple had three minor children who were all U.S. citizens. The Supreme Court held that because the children could lawfully reside permanently in the United States, the parents were entitled to receive the homestead exemption.
