You Like To Vent About Your Partner To Other People

For instance, when you’re having a rough day, your partner is the very first person you want to talk to. But if you’re complaining about your partner to all of your friends and your partner is the last person to hear about your complaints, that’s not a great sign. Recently I put my home up for sale, and because it needed a new roof, deck, and septic system, came face to face with this question. This article is based heavily on that experience, in which I made a serious mistake that other sellers can avoid.

Attend to Cosmetics: It is easier to sell a house that is attractive to potential buyers, which means that you spend a little time and money on cosmetics. This is partly just a matter of making sure it is clean, the yard is neat, the driveway is swept, bushes pruned, and so on. Easily-fixed structural defects, like a loose shingle, should be fixed.

Houses almost always look better when furnished than when empty — they also look larger! If you are moving to another residence and plan to take your furnishings with you, if possible, arrange things so that you show the house before you move out of it.

However, if your house also has structural defects that are costly to fix, as mine did, the challenge is in deciding whether or not to fix them before sale.

Structural Defects: Every house has defects, some obvious and others hidden. Both types will affect the price a buyer is willing to pay. It is a mistake to think that a potential buyer will assume that the only defects that exist are those that are visible.

Serious buyers will most likely invest in an inspection by a firm that specializes in such services. The firm retained by my buyer produced a document of 22 pages of small print, plus many photographs. Buyers that don’t retain an inspector will probably assume the worst about the unseen condition of the house.

There aren’t many buyers who will pay a price based on the assumption that everything they can’t see must be OK. Pricing the house on that assumption is a good way to keep it on the market unsold indefinitely. While you continue to pay for utilities, taxes and insurance, the condition of the house worsens and your Realtor loses interest in trying to sell it.

Facing up to the issue means asking yourself whether you will come out better if you fix the structural defects, or if you offer it at a lower price “as is”. If the repairs cost $15,000 but it results in a sale price $20,000 higher, you want to do it. If the post-repair price is only $10,000 higher, you don’t. Which outcome is more likely depends on the circumstances.

When it Pays to Fix the House Before Sale: There are two circumstances that favor fix-up before sale. One is where there is a large variance in the cost of the fix-up, and a potential buyer is likely to over-estimate the cost. In the case of a septic system, for example, the cost depends on the condition of the soil, and if the seller knows that the condition is favorable and the cost low, it makes sense to fix it before sale.

The second and probably more compelling circumstance is where most potential buyers have the capacity to make only a small down payment, and are therefore not in a position to fund the cost of major repairs after purchase. By making the repairs before sale while setting a correspondingly higher price, a buyer is in effect financing the improvement in the mortgage. If a buyer with limited cash had to make the improvements after purchase, the financing costs would be substantially higher.

But note that fixing structural defects before sale takes more time, which a seller may or may not have. In addition, depending on the type of defect, the value to a buyer may be less than the cost to the seller if the “fix” involves questions of taste.

When it Pays to Sell As Is: I sold my house as is because I had already committed to a new one and wanted detachment from the old one as soon as possible. Furthermore, the buyer who fell in love with my old house had the financial capacity to pay for all needed improvements. She didn’t need the larger mortgage that would have been obtainable if I had made the improvements. In addition, one of the required improvements to my old house was to a deck, which could be done in a variety of ways based on individual taste, and it made no sense to do it according to my taste.

Sellers Should Order Their Own Inspection: If a house has significant defects, the smart seller will order her own inspection, and in some cases, solicit estimates of the cost of required fix-ups. This will help in deciding whether the best arrangement is pre-sale fix-up, sale as is, or some combination of the two.

In addition, a seller-ordered inspection will tend to equalize the negotiating power of the two parties. I discovered this the hard way, when the seller used her report to drive down the price. Buyer-ordered inspections are designed, consciously or unconsciously, to provide bargaining ammunition for the buyer by exposing everything that is wrong or might go wrong. I did not have my own inspection, which would have emphasized the trivial nature of most alleged defects, and the small cost of fixing them. That was a costly mistake.

Hays is the only municipality in Kansas with a population greater than 15,000 that is not located near a sustainable source of water.

Current water supplies fluctuate based on precipitation. Conserving water has become a “way of life” for Hays residents and the city.

Through the Department of Water Resources, programs and incentives are available to encourage water conservation. One of those is an annual proclamation of “Fix a Leak Week.”

Mayor Sandy Jacobs read and signed the proclamation Thursday declaring March 15 to 21 as “Fix a Leak Week” in Hays.

The observation is in partnership with WaterSense, a voluntary program sponsored by the U.S. Environmental Protection Agency to protect the future of the nation’s water supply by promoting water efficiency and use of WaterSense labeled appliances and products.

According to the EPA, household leaks account for nearly 1 trillion gallons of water wasted across the United States each year – equal to the annual household water use of nearly 11 million homes.

People are encouraged to check their household fixtures and irrigations for water leaks during the third week of March.

Many common household leaks are easily correctible, including worn toilet flappers, leaking showerheads, and dripping faucets.

Fixing leaks can save homeowners an average of more than 10,000 gallons of water per year – the amount of water in a typical backyard swimming pool- the EPA says.

Water rates in Hays are tiered; the more you use, the more you’re charged per cubic foot.

Holly Dickman, water conservation specialist, will be distributing red dye tablets and information to all elementary school students in Hays, encouraging the kids to be “leak detectives” and check for silent leaks in their household toilets.

If a leak is found, follow up tips are provided, including the city’s toilet rebate program.

The “Leak Detective” program, which includes prizes, was cancelled last year because of the coronavirus pandemic.

Inconsistent water temperature in your home can be annoying and even dangerous. Showering under comfortable warm water that unexpectedly turns cold is a rude awakening. It’s frustrating to draw what you believe to be cool water from a tap, only to find warm water flowing into your drinking glass. And when that water reaches high enough temperatures to scald, it is dangerous. Any of several different scenarios might be the driver behind your home’s inconsistent water temperature, or several may be working in concert to cause the issue. Inconsistent Shower or Bathtub Water Temperature Only

It may be the most common and well-known cause of inconsistent water temperatures: Another water demand is initiated elsewhere in the house, thus affecting the temperature of the water flowing from your tap. When a dishwasher turns on or a toilet is flushed, there is a new demand for water placed on the system. Since the system is central to all of your home’s services, all must share both the cold and hot water.

Yet pressure-balanced and thermostatic shower/tub controls are designed to counteract that problem. Replacing the shower cartridge is often the best way to fix inconsistent water temperatures, as indicated below.

Shut the Water

Turn off the water and close the drain stopper.

Take off the Handle

Remove the handle with the correctly sized Allen wrench. Remove the handle adapter with the Phillips head screwdriver.

Replace the Cartridge

Gently pull out the metal clip holding the cartridge in place. Slide the new cartridge in place, with its hot side on the left. Replace the cartridge retainer clip.

Install Guard and Handle

Install the scald guard and adjust it while the water is running. Replace the handle.

Faulty Water Heater Dip Tube Causing Inconsistent Temperatures

One of the most common reasons why you may be experiencing inconsistent water temperatures at any service point in your house is that your conventional tank-based water heater’s cold water dip tube is faulty.

On top of your water heater are two pipes that extend into the water heater. One dip tube extends almost to the bottom of the tank and forces cold water to the bottom. The other dip tube is shorter and it draws hot water from the top of the tank since hot water rises.

The cold water can be faulty in several ways: It can snap off entirely at any place or it can be cracked, corroded, or develop holes at any point in his length. When this happens, incoming cold water mixes with hot water and the result is inconsistent temperatures or sometimes entirely lukewarm water. Instead of replacing the water heater, you can inexpensively replace the dip tube itself. Here’s how.

Prep the Water Heater

Turn off the gas or electric supply from the water heater. Drain the water heater (which adds time to this project).

Remove Vent Stack

With the Phillips screwdriver, remove the vent stack at top of the water heater and the metal shield attached to the water heater.

Cut Copper Pipe

Use the copper pipe cutter or hacksaw to cut the copper pipe about 8 inches above the water heater.

Remove Copper Fitting

Stabilize the dip tube fitting with the pipe wrench, while turning off the copper line fitting with the Crescent wrench. Remove the copper fitting and set it aside.

Remove Dip Tube

Use the pipe wrench to turn the dip tube fitting off. When it is free, use your hands to pull the dip tube straight up and out of the water heater.

Prepare New Dip Tube

With the PEX cutter or hacksaw, cut the replacement dip tube so that it is about 3 inches short of the bottom of the water heater.

Install New Dip Tube

Slide the new dip tube straight down into the water heater. Wrap the threads with Teflon tape, then screw the fitting into place with one of the wrenches.

Finish Installation

Connect the two severed copper pipes with the flexible braided 1/2-inch line, using the 1/2-inch push-fit connectors.

Inconsistent Water Temperatures With On-Demand Water Heaters

On-demand water heaters, or tankless water heaters, are energy-savers since they do not heat a large amount of water (often over 55 gallons) to be held in reserve for whenever it is needed. With tank-based heaters, even if no hot water is used, the heater still maintains that water at a consistent temperature. Instead, on-demand water heaters heat water on the spot, as needed.

The average shower uses between 1-1/4 and 2-1/2 gallons of water per minute; an average on-demand water heater can supply 3-1/2 gallons of hot water per minute. The need for hot water can quickly outstrip on-demand water heaters’ supply. But there are steps to take to fix any temperature inconsistencies.

Descale the Heater

Carbonates, rust, oxides, and other mineral deposits may be hampering the heater’s ability to heat the water. Use a descaler cleaning kit every 12 to 18 months to rid the system of mineral deposits. Descaling kits are expensive, ranging from $140 to $200, but they are worthwhile for preserving the life of your on-demand water heater.

Check for Blockages

Vent pipes may be blocked by nests, vermin, or other debris, affecting the heater’s ability to operate. Examine and clean out all vents that extend to the home’s exterior.

Analyze Your Water Demands

When the heater runs hot, then cold, then hot again, it is referred to as a cold water sandwich. Two water demands have been placed on the system back-to-back. Either space out the water demands or replace your current heater with an on-demand water heater with greater output.
