Being a general contractor is appealing to many different types of people. People who like to work with their hands, people who have a skill for task delegation, and people who garner satisfaction from seeing a job through to the very end all flock to the trades, and many of them eventually become general contractors.

It’s also easy to imagine that many general contractors get into the business because of job security. In addition to making an above-average income, general contractors’ job growth projection through 2026 is 11%.

And if you are one of the people who want to be among Texas’ fine general contractors, you probably have some questions about the process. Luckily, obtaining a general contractor license in Texas isn’t as hard as it is in other states. But the process is still riddled with red tape and bureaucracy.

In the following post, Contractors’ Society of America will be helping all the hopeful general contractors out there by answering some of the questions associated with how to get a general contractor license in Texas.

Can I Use my Contractor License in Another State?

While some states have contractor license reciprocity agreements (meaning that you can obtain a contractor’s license in a state other than the one you became licensed in without taking another test), some do not. At the time of this writing, Texas has no such reciprocity agreements with other states.

Furthermore, “state jumping” is not allowed. State jumping refers to when you get a reciprocal license in one state and then go to another state and obtain a license there and the merits of the reciprocal license you got in the previous state.

Do I need a General Contractor License in Texas?

The short answer is no. Texas does not require any testing or specific licensing if you want to operate as a general contractor. But there’s always a short answer and a long answer. The long answer is that while Texas doesn’t require anything to operate as a general contractor, some cities within the state might.

Of course, it gets complicated for many general contractors. The city you are working in may have its licensing requirements. But to get your general contractor business set up in Texas, there aren’t any specific licensing requirements.

Contractors that need a License in Texas

Chances are if you are a general contractor, you probably offer other services that do require state licensing. For example, if you plan on providing plumbing, HVAC, or electrical services in-house, you will need to obtain a license for those services. Of course, if you plan on subcontracting all of those services out, you won’t have to worry about getting those licenses yourself. You must be sure that any subcontractor you are working with is fully licensed and insured.

Do I need General Contractor Insurance in Texas?

Again, the short answer is yes. If you are working for public clients, the state requires that you have workers’ compensation insurance. Workman’s comp protects your clients and your employees should they get hurt on the job. The workers’ compensation insurance will foot the bill for any medical costs.

And yet again, there is a longer answer. You may also need a builder’s risk insurance and put up a surety bond to work with some clients or in certain cities in Texas. The surety bond protects the client if they fall short of building codes or a project is left incomplete. The builder’s insurance protects against any damages that may occur during any given project.

Some cities may require you to have all of the insurance types mentioned above to get your work permit. The best way to find out which Texas cities you will need a license and insurance in is by visiting the Texas Municipal League’s website and clicking on the specific city. Get a Contractor License

Service overview

A Contractor License is required for any business doing work that:

  • Involves construction, demolition, or repair.
  • Does not require a specialized company license.

Some work requires a specialized license, including:

You don’t need this license if your business only does work on existing one-or-two-family dwellings and does not do work that requires a special trade license. Instead, the company must instead submit as a Home Improvement Contractor after registering with the State.

Business owners and their agents can apply for this license.

You must provide a Certificate of Insurance that includes these minimum amounts:

    • $500,000 policy limit

Safety training

You must identify the supervisors responsible for construction projects. A supervisor can only be employed by one company. They must also show proof of completion of an approved OSHA 30 safety training course taken within five years of application date.

Tax compliance

The contractor must be current on all City of Philadelphia taxes.

  • The individual or company listed on the check must be listed on the application.

Reasons your check may be rejected

L&I will not accept checks that are missing depository information or are:

  • Unsigned.
  • Expired.
  • Post-dated.
  • Starter checks without account info.

Returned payment policy

If your check is returned unpaid for insufficient or uncollected funds:

  1. You authorize the City of Philadelphia or its agent to make a one-time electronic fund transfer from your account to collect a fee of $20.
  2. The City of Philadelphia or its agent may re-present your check electronically to your depository institution for payment.

Late license payment

If you renew your license more than 60 days after the due date, you will be charged 1.5% of the license fee for each month since the license expired.

You can apply for this license online using eCLIPSE or in person at the Permit and License Center.

Applications are reviewed within five business days.

If the application isn’t approved, you will receive an email stating what is missing or required.

Renewal requirements

This license must be renewed annually. You can renew online through eCLIPSE or in person at the Permit and License Center.

To renew your license, you must:

  • Be current on all City of Philadelphia taxes.
  • Have proof of an active insurance policy.
  • Have eligible supervisor information on file with L&I.
    • The supervisor must maintain a current OSHA 30 safety training certificate. If L&I has already accepted an OSHA 30 Construction and Safety certificate from the supervisor, they can take 30 hours of continuing education credits in construction or demolition safety instead of retaking the OSHA 30 course.

Why Do I Need to Become a Licensed Contractor in Colorado?

How to become a general contractor

If you want to start a construction business in Florida, you need to undergo an administrative procedure with state authorities. You have to obtain a Florida contractor’s license which guarantees you are fit for the job.

The licensing process is rigorous, and the requirements vary depending on the license type that you wish to get.

There are two main types of licensure – registration and certification. Being a registered contractor allows you to perform work on a local level, in your city or country. If instead, you wish to be able to work throughout the whole state, you will need to be certified .

The Florida contractor license types are the following:

  • General
  • Building
  • Residential
  • Sheet Metal
  • Roofing
  • Air Conditioning (Classes A, B, and C)
  • Mechanical
  • Pool / Spa (Commercial, Residential and Servicing)
  • Plumbing
  • Underground Utility and Excavation
  • Solar
  • Pollutant Storage System
  • Specialty

Additionally, there are also specialty licenses which can also be local or state-level. These include specialty structure licenses, swimming pool specialties, building demolition and others.

The Florida Contractor License Requirements

The Construction Industry Licensing Board at the state Department of Business and Professional Regulation oversees the activities of contractors in the state.

The statutes governing the Florida construction licenses are Chapter 489, Part I of the Florida Statutes, and Chapter 61G4 of the Florida Administrative Code.

Business Entity Registration

Your first step before you apply for a license is to register your business entity. You can do so through the Florida Division of Corporations if you’re founding a corporation, LLC, or partnership. You have to register with the state Department of Revenue if you’re a small business.

Financial Statement

Applicants for a state of Florida contractor license have to provide proof of financial stability and responsibility . You have to submit a credit report for yourself and your business entity, and it should contain your FICO score. If it is below 660, you have to additionally obtain a surety bond as financial security.

Proof of Experience and State Examination

To become a certified contractor, you need to show proof of 4 years of experience in the field in which you wish to become certified. It should include a minimum 1 year of supervisory experience. You can substitute up to 3 years of experience with three years of college credit hours.

Depending on the type of license that you want to get, you may need to provide additional proof of experience. This applies specifically for Florida general contractor license and residential contractor license applicants, among others.

You also need to pass the Florida contractor license exam . All license types require that, except for the Swimming Pool Specialty one.

Florida registered contractor license applicants have to either pass the certification exam as well, or get a Certificate of Competency from their city or county’s licensing authority.

Licensing fees for certified contractors are:

  • $249 – when applying between May 1 of an even year and August 31 of an odd year
  • $149 – when applying between September 1 of an odd year and April 30 of an even year

For registered contractors, the fees are the following:

  • $309 – when applying between May 1 of an odd year and August 31 of an even year
  • $209 – when applying for between September 1 of an even year and April 30 of an odd year

Provide a Surety Bond and Insurance

Obtaining a Florida contractor license entails meeting the financial and insurance requirements of the Board.

Worker’s compensation insurance

Liability and property damage insurance

You need to get insurance in the appropriate amounts required by the Board.

They are the following:

  • General and building contractor license – $300,000 liability and $50,000 property damage insurance
  • All other license types – $100,000 liability and $25,000 property damage insurance

Surety bond

If your FICO score is below 660, you have to obtain a surety bond. This is a security mechanism that guarantees your legal compliance. It safeguards the interests of your customers.

The amounts of the Florida contractor license bond that you have to post depend on the license type that you want to obtain:

  • Building, residential and and general contractor license – $20,000
  • All other license types – $10,000

The price that you have to pay to get bonded is called the premium. It is a few percent of the required bond amount. The exact cost is based on your personal and business finances. The stronger they are, the lower it will be. The typical rates for applicants with stable finances are between 0.75% and 5%.

How to verify your Florida contractor license

You can check your license via the Department of Business and Professional Regulation’s Online Services . The search is possible by name, license number, city or county, and license type.

License Renewal and Expiration

Licenses are renewed every two years. Certified contractors need to renew their licenses before August 31 of every even-numbered year. Registered contractors have to undergo the procedure before August 31 of every odd-numbered year.

There are different fees for renewing depending on whether the license is current, delinquent, active or inactive:

  • Current active – $209 for individuals and $259 for qualifying businesses
  • Current inactive – $59
  • Delinquent active individual -$309
  • Delinquent active business – $359

Do I Need a North Carolina General Contractor License?

In the state of North Carolina, if the job costs more than $30,000, you need to have a general contractor license.

There are different license classifications:

  • The Limited License is for projects under $500,000. You must have a minimum working capital of $17,000.
  • The Intermediate License is for projects up to $1,000,000. You must have a minimum working capital of $75,000.
  • The Unlimited License lets you work on a project of any cost. You must have a minimum working capital of $150,000.

How Much Does a North Carolina General Contractor License Cost?

You can get an application package by sending a personal check, money order or cashier’s check for $15 made payable to the NC Licensing Board for General Contractors , P. O. The office is located at 5400 Creedmoor Road, Raleigh, NC 27612; office hours are from 8 a.m. until 5 p.m. Monday through Friday. Please note that cash and credit cards are not accepted. What Do I Need to Submit with My Application to Be a Contractor in North Carolina?

A completed application includes:

  • A photocopy of a Certificate of Assumed Name
  • Financial statement
  • Tax Identification Number
  • Three (3) letters of reference
  • Application fee

How Long Do I Have to Complete the Licensing Process?

Once you receive approval from the Board, you will be sent an Examination Eligibility Letter. This letter is valid for 120 days from the date on the letter. You can take one exam within the 120-day time frame. If you are absent for your scheduled exam, it will count as an attempt.

Candidates who fail the exam will automatically be mailed a new eligibility letter in 30 days. They will have another 120 days to take their second attempt. If they do not pass on the second attempt they must submit a new application.

I’m a General Contractor in Another State. Does North Carolina have Reciprocity with Other States?

Yes, North Carolina provides reciprocity for general contractors who hold a license in South Carolina and Tennessee.

Requirements for reciprocity with South Carolina:

  • Currently licensed by the South Carolina Residential Homebuilders Commission or the South Carolina General Contractors Licensing Board
  • Successfully completed the respective South Carolina Board’s licensure examination in the classification of:

PU (Water and Sewer Lines)

PU (Water Purification and Sewage Disposal)

H (Grading and Excavating)

All other classifications with the North Carolina Licensing Board will require successful completion of a North Carolina examination.

Requirements for reciprocity with Tennessee:

  • Currently licensed by the Tennessee Board for Licensing Contractors
  • Successfully completed the Tennessee licensure examinations in one or more of the Tennessee classifications:

BC‐A Residential Contractor

BC‐B Commercial Contractor

BC‐A,B Combined‐Residential/Commercial Contractor

Applicants who have completed Tennessee Examinations are eligible for the North Carolina Examination Waiver as follows:

  • BC‐A Residential Contractor (Tennessee) for Residential Contractor (North Carolina)
  • BC‐B Commercial Contractor (Tennessee) or BC‐A,B Combined‐Residential/Commercial Contractor (Tennessee) for Building Contractor (North Carolina)

What Exam Do I Have to Take to Become a Contractor in North Carolina?

You have to take the North Carolina Building Contractor License Exam. North Carolina also accepts the NASCLA Accredited Exam. Continuing education is not required at this time to maintain a license.

If you’re looking to become a general contractor in North Carolina, here’s what you need to know (all fees listed are for 2017):

Do I Need a North Carolina General Contractor License?

In the state of North Carolina, if the job costs more than $30,000, you need to have a general contractor license.

There are different license classifications:

  • The Limited License is for projects under $500,000. You must have a minimum working capital of $17,000.
  • The Intermediate License is for projects up to $1,000,000. You must have a minimum working capital of $75,000.
  • The Unlimited License lets you work on a project of any cost. You must have a minimum working capital of $150,000.

How Much Does a North Carolina General Contractor License Cost?

  • Application Fees:

Limited Contractor = $75

Intermediate Contractor= $100

Unlimited Contractor = $125

  • Renewal Fees:

Limited Contractor = $75

Intermediate Contractor= $100

Unlimited Contractor= $125

Every North Carolina General Contractor’s license expires on December 31 of every year, so the renewal fee must be paid annually.

Is There a Deadline to Turn in my Application to be a Contractor In North Carolina?

Applications are accepted on all business days and take approximately 2-3 weeks to be processed.

How Can I Get a General Contractor License Application?

You can get an application package by sending a personal check, money order or cashier’s check for $15 made payable to the NC Licensing Board for General Contractors , P. O. Box 17187, Raleigh, NC 27619. Applications may be purchased at the Board office for $13. The office is located at 5400 Creedmoor Road, Raleigh, NC 27612; office hours are from 8 a.m. until 5 p.m. Monday through Friday. Please note that cash and credit cards are not accepted. Application packages may also be downloaded from the North Carolina Licensing Board website. An application form and instructions, information for all exams, state requirements and a copy of the Laws and Regulations Applicable to General Contracting in the State of North Carolina are included in the application package.

What Do I Need to Submit with My Application to Be a Contractor in North Carolina?

A completed application includes:

  • A photocopy of a Certificate of Assumed Name
  • Financial statement
  • Tax Identification Number
  • Three (3) letters of reference
  • Application fee

How Long Do I Have to Complete the Licensing Process?

Once you receive approval from the Board, you will be sent an Examination Eligibility Letter. This letter is valid for 120 days from the date on the letter. You can take one exam within the 120-day time frame. If you are absent for your scheduled exam, it will count as an attempt.

Candidates who fail the exam will automatically be mailed a new eligibility letter in 30 days. They will have another 120 days to take their second attempt. If they do not pass on the second attempt they must submit a new application.

I’m a General Contractor in Another State. Does North Carolina have Reciprocity with Other States?

Yes, North Carolina provides reciprocity for general contractors who hold a license in South Carolina and Tennessee.

Requirements for reciprocity with South Carolina:

  • Currently licensed by the South Carolina Residential Homebuilders Commission or the South Carolina General Contractors Licensing Board
  • Successfully completed the respective South Carolina Board’s licensure examination in the classification of:

PU (Water and Sewer Lines)

PU (Water Purification and Sewage Disposal)

H (Grading and Excavating)

All other classifications with the North Carolina Licensing Board will require successful completion of a North Carolina examination.

Requirements for reciprocity with Tennessee:

  • Currently licensed by the Tennessee Board for Licensing Contractors
  • Successfully completed the Tennessee licensure examinations in one or more of the Tennessee classifications:

BC‐A Residential Contractor

BC‐B Commercial Contractor

BC‐A,B Combined‐Residential/Commercial Contractor

Applicants who have completed Tennessee Examinations are eligible for the North Carolina Examination Waiver as follows:

  • BC‐A Residential Contractor (Tennessee) for Residential Contractor (North Carolina)
  • BC‐B Commercial Contractor (Tennessee) or BC‐A,B Combined‐Residential/Commercial Contractor (Tennessee) for Building Contractor (North Carolina)

What Exam Do I Have to Take to Become a Contractor in North Carolina?

You have to take the North Carolina Building Contractor License Exam. North Carolina also accepts the NASCLA Accredited Exam. Continuing education is not required at this time to maintain a license.
