Pass the course final exam.

After you complete all the course materials, meet the minimum time requirement, and pass the practice exam, there is a course final exam. The minimum passing score is 70%. Within one year of the original examination, you may retest once.

Beyond that, if you fail the final exam, you must repeat the course prior to being eligible to take the test again.

Submit your fingerprints to the Department of Business & Professional Regulation.

After you pass your exam, you’ll need to submit your fingerprints to the DBPR at least five days before submitting your application to the state.

Complete the application for licensure.

To become a real estate agent in Florida you must be 18 years old, have a high school diploma, and submit to fingerprinting. You also must complete 63 hours of pre-licensing education and pass the Florida real estate exam.

Real estate is risky. It is risky because it is expensive and because it makes up a significant portion of our net worth. To ensure fairness in the industry, states have long required those working as real estate agents to hold a license.

The process to get a license is different in each state. Generally, the education requirements in Florida are on the lower end. This means that with some proper planning, you can get your license and start selling faster in Florida than in some other states.

If you are a high school graduate with no issues on your legal history, you are ready to become a real estate agent in Florida. Here are the steps:

Step 1: Register For a Pre-Licensing Course

Florida requires you to complete a 63-hour, pre-licensing sales associate course.

As an initial step you should find an available course and register.

The course costs about $300 and is offered by a number of approved real estate schools in the state. You can find a full list of course options on the Florida Department of Business and Professional Regulation website.

Complete the application on the Florida DBPR website. You will need to provide personal information such as a social security number and current address.

This application includes a $83.75 fee.

Step 3: Background Check

Florida law requires all real estate license candidates to submit fingerprints to the DBPR. This allows the state to perform background checks. DBPR provides the procedures for fingerprinting online.

Step 4: Complete Education Requirement

The course covers the following topics:

The exam costs $36.75 and you must receive a 75% score or above to pass.

Step 5: Activate License

Upon passage of the state real estate exam, your license will be automatically issued within 7 to 10 business days.

To activate your new license, you will need to find a sponsoring broker. This broker will complete form #RE 11 and submit it to DBPR.

Selling real estate requires a passion for people and properties, and it also requires a license.

First, you need to be at least 18 years old, a high school graduate or equivalent and have a U.S. Social Security number. If you meet those basic requirements, you’re ready for the next five steps.

Step 1: Take the pre-license course

Take the state-approved sales associate 63-hour pre-license course and pass the exam.

This course focuses on real estate laws, principles and practice, and real estate math. You can take the course online or in a classroom at a real estate school or at Realtor associations and boards statewide. Course packages vary from $100 to $500.

You must pass the exam with a score of at least 70 percent.

NOTE: If you’re approved to practice law in Florida, you don’t need to take the pre-license course. You may take the sales associate exam by affixing a copy of your current Florida Bar card to the exam application.

Step 2: Apply to take the Florida real estate exam

  • Get your electronic fingerprints. The Department of Business and Professional Regulations (DBPR) needs them in order to run a background check. You’ll need to have your fingerprints taken at least 5 days before you send your license application. See where and how to get electronic fingerprints (PDF). Each fingerprint vendor sets the price for their services, but the typical cost is $50 to $80. You will need to provide your Social Security number and the following ORI number: FL920010Z.
  • Submit an application to the DBPR. The fee is $83.75, which you can pay online or by mail with a check or money order.

The DBPR reviews all applications. The Pearson VUE company will notify you by email when your application has been approved (generally takes 10 to 30 days).

Step 3: Take and pass the state real estate exam

Pearson VUE oversees the state exam process and offers the course in a variety of formats and locations. The cost is $36.75 per exam.

Watch your email for a notification from Pearson VUE with the subject line “Authorization to Test” letting you know that you are eligible to take the test. This email includes your nine-digit Candidate ID number, which you need in order to sign up for the exam with Pearson VUE. To schedule an exam, call 888.204.6289 or visit PearsonVUE.com.

You must pass the exam with at least 75 out of 100 points.

After passing the exam, download and print your license through your secure account at the DBPR website. Once your initial license is activated, it is valid for 18 to 24 months, depending on when you pass the state exam.

Step 4: Affiliate with a broker

Your real estate license is not technically active until you are affiliated with a licensed broker. A sponsoring broker will activate your license using the DBPR RE 11–Sales Associate form (PDF).

Step 5: Join a local Realtor association/board

You will probably choose to join the local board associated with your broker. Local board dues and offerings vary, so you may want to explore your options.

Once you join your local board, you will officially be a Realtor and a member of the Florida Realtors state association and the National Association of Realtors.

Exemptions from education requirements:

Lawyers: Any active member in good standing with the Florida Bar, who is otherwise qualified under the real estate license law, is exempt from the Florida Real Estate Commission ‘s prescribed prerequisite educational course for licensure as a real estate sales associate.

Real Estate Majors: Applicants for both the sales associate and broker license are exempt from the pre-license course requirement if they hold a four-year ( or higher) degree in real estate.

General qualifications:

An applicant for licensure as a real estate sales associate, real estate broker, or real estate instructor must be at least 18 years old, hold a high school diploma, submit fingerprints and report criminal conviction on the state application (see FAQs on criminal history.)

Qualifications for a Real Estate Sales Associate:

Successfully complete a Commission-approved pre-licensing course for sales associates (Course I) consisting of 63 hours and covering the topics required by the Florida Real Estate Commission (FREC). This can be an online or a classroom-based course.

Licensees with a permanent physical disability as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if unable, due to a permanent physical disability, to attend the site where the course is conducted. Licensees should contact the Education Section of the Division of Real Estate of the Florida Department of Business and Professional Regulation for additional information.

Submit a completed application, electronic fingerprints,and appropriate fee (may submit this package prior to completing Step 1). When you enroll in one of our pre-license courses, we will send you an application.

Pass the Florida real estate sales associate examination with a grade of at least 75 out of 100.

Mutual Recognition with other states:
Florida has entered into a mutual recognition agreement with 8 states: Alabama, Arkansas, Connecticut, Georgia, Illinois, Mississippi, Nebraska, and Rhode Island. Real estate licensees from these states, as long as they are not residents of Florida, may be eligible to receive a Florida real estate license by successfully passing a 40-question Florida real estate law examination with at least 30 correct answers. The real estate license must be active and have been obtained through education and examination required by the state’s real estate licensing authority.

Submit a completed Form RE-11 to the Division of Real Estate to activate the license; otherwise the license is issued in an inactive status.

Qualifications for a Real Estate Broker:

Hold an active real estate sales associate license and complete 24 months real estate experience during the 5-year period preceding becoming licensed as a broker OR a licensed real estate sales associate or broker who has real estate experience in another state may apply the experience toward a Florida real estate broker license if the applicant has held an active sales associate or a current and valid broker license for at least 24 months during the preceding 5 years.

If one is claiming experience from a jurisdiction other than Florida, attach to the application a current certification of real estate license history, not more than one-year-old, from the licensing agency of that jurisdiction. The real estate license must have been obtained from the real estate licensing authority by completing its education and examination requirements.

[NOTE: If the applicant holds a Florida real estate sales associate license, he must fulfill the sales associate post-licensing education requirement before being eligible to obtain a broker license. This method does not exempt a sales associate who holds a Florida sales associate license from successfully completing the sales associate post-licensing course.]

Successfully complete a FREC-approved pre-licensing course for brokers (Course II) consisting of 72 hours and covering the topics required by the FREC. Applicants with permanent physical disabilities as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if they are unable to attend where the course is conducted. Applicants should contact the Education Section of the Division of Real Estate for additional information.

Qualifications for a Real Estate School Instructor:

A “school instructor” is an individual who teaches persons in the classroom in noncredit college courses in a college, university, or community college, or courses in an area technical center or proprietary real estate school. Where the course or courses to be taught are prescribed by the Commission precedent to licensure or renewal as a real estate sales associate or broker, the applicant must certify their competency and obtain an instructor permit by meeting one of the following requirements:

Hold a bachelor’s degree in a business-related subject (such as real estate, finance, accounting, business administration, or its equivalent) and hold a valid broker’s license in this state; OR

Hold a bachelor’s degree, have extensive real estate experience (as defined by rule) and hold a valid broker’s license in this state; OR

Pass an instructor examination approved by the Commission.

The continuing education requirement for a real estate instructor is a minimum of 7 classroom hours of instruction in real estate subjects or instructional techniques as prescribed by the Commission (Chapter 61J2-3.011, Florida Administrative Code.

The actual state exam fee will vary, but it is generally less than $50. Then you will pay about $150 for the license itself.

3. Real estate broker fees

Estimated cost: $25–$500+/month

Next on the list of costs to consider when starting a real estate career are real estate broker fees. Once you become a licensed real estate agent, you’ll likely “hang your hat” with a local broker. Brokers typically take care of many of the business expenses associated with day-to-day operations. These include things like photocopies, office supplies, office internet, and Errors and Omissions insurance. However, you’ll probably pay a percentage of your commission back to the broker to cover these items. You might also pay a monthly desk fee.

4. Real estate membership dues

Estimated cost: $200+/year

Membership dues, while a tax write-off, are a notable expense. What does it take to be a REALTOR®? Well, importantly, you’ll need to be a member of the National Association of REALTORS® to gain that specific distinction. If you don’t want to become a member, as a real estate agent, you’ll still likely become a member of your state and local real estate boards. Those have fees associated with them, as does your local Multiple Listing Service. Your local real estate board may require a monthly fee—sometimes paid directly to the association, other times paid to your broker. State association fees vary from state to state but are typically a few hundred dollars, as are the membership dues for the National Association of REALTORS®.

5. Business expenses

Estimated cost: varies

As an agent, you’ll encounter many miscellaneous real estate business expenses as well. These include your cell phone and internet bill, office space and supplies, computer hardware and software, client meetings and lunches, and client closing gifts. Your broker may cover some of these, but probably not all. So be sure to add them to your list of costs to consider when starting a real estate career.

6. Marketing costs

Estimated cost: $1,000+/year

Marketing expenses are one of the biggest costs to consider when starting a real estate career. On average, 31% of REALTORS® spend over $1,000 per year on marketing expenses. As a new real estate agent, a large portion of your budget during the first year will be put toward marketing yourself and your properties.
