HOW MUCH DOES A CENTURY 21 REAL ESTATE FRANCHISE COST?

A new franchisee with the company will be expected to have $10,000 as available capital. And also the company expects their new franchisees to possess a net-worth of nothing less than $75,000 and also an investment range of between $100,000 to $500,000 will be needed to run the franchise.

Franchise Description: Century 21 Real Estate LLC is the franchisor. The franchisor operates as a subsidiary of Realogy Group and Realogy Holdings. The franchisor offers franchises for real estate sales offices in the United States to owners of existing real estate brokerage businesses and in certain situations the franchisor may offer a franchise to newly formed real estate brokerages.

Training Overview: The franchisor will conduct the International Leadership Academy (ILA) Program, which includes RECRUIT 21 virtually, or at a location within the United States of its choice. Franchisees, or their designee approved by the franchisor, is required to attend the ILA Program within 24 months after signing the Franchise Agreement. ILA is a six-month program including 2.5 days in-person or virtual classroom learning. The program also includes six monthly virtual group coaching session, as well as monthly virtual classes. During the operation of the franchised Century 21 office, the franchisor will provide continuing assistance to franchisees with respect to improvements and changes to the Century 21 system. Guidance may be in the form of bulletins or other written materials, electronic communication, consultation by telephone or in person at a franchisee’s office, or by other means. The franchisor will also hold other education programs or networking events on a periodic basis for Century 21 brokers and independent sales associates at locations it selects or through online courses.

Territory Granted: Franchisees must operate their franchised business only from the office(s) identified in the Franchise Agreement. The franchisor will not grant another Century 21 franchisee a location within a 1/4-mile radius (as the crow flies measured between exterior office walls) from the franchisee’s office(s). No franchisee is prohibited, however, from seeking listings or buyers in any area.

Obligations and Restrictions: Franchisees, if they are an individual and obtaining the franchise as a sole proprietor; or the owners, if the franchisee is an entity, must participate in the management of the franchise. Franchisees must retain a “responsible broker” (as defined in the Franchise Agreement) and they, their office manager(s) and their responsible broker must comply with all applicable laws, rules and regulations. Each equity interest holder in the franchise must sign a Guaranty of Payment and Performance. The franchisor has the right to require a spouse not party to the Franchise Agreement to sign a personal guaranty as well. The Franchise Agreement defines the real estate brokerage services franchisees may provide under the marks. These defined services may be more limited than the scope of activities permitted under most state real estate licensing laws. Franchisees are required to meet certain quality service standards that the franchisor may establish periodically, and their customer service may be monitored through a client survey developed by the franchisor. Franchisees may be permitted to engage in other activities, with the franchisor’s prior written consent.

Term of Agreement and Renewal: The length of the initial franchise term is 10 years from the opening date. However, the franchisor has the right to negotiate with franchisees a greater or lesser term under the Franchise Agreement. There are no renewal rights. If the franchisor grants franchisees an additional term, it may require them to sign the then current franchise agreement or a Term Extension Addendum with materially different terms.

Financial Assistance: Neither the franchisor nor any related company is obligated to provide the franchisee with any financing. The franchisor or a related company, however, has the right to offer franchisees financing to assist with conversion costs or growth opportunities. This financing will be based on several factors including without limitation the franchisee’s financial need, credit history, ability to repay, net worth, stability, as well as the franchisor’s need for the development of the franchisee’s market area. The franchisor has the right to require the franchisee to furnish financial statements, tax returns and other documents. The terms of any financing are open to negotiation between the parties. The franchisor or a related company offers three types of financing in the form of promissory notes.

Neither franchisees nor their owners, if they are a business entity, will be required to participate personally in the direct operation of the office, although the franchisor recommends that the franchisee or a principal owner do so, in which event the franchisee or the principal owner will be required to at all times hold a valid state real estate broker license or such other state license as may be required to act as the managing or designated broker of record. Franchisees will be expected to meet high standards of real estate service and professionalism reflective of the goodwill and respect enjoyed by the RE/MAX name and organization. The Franchise Agreement will establish a sales associate minimum agent count.

Term of Agreement and Renewal: The length of the initial franchise term is five years. If franchisees meet the requirements for renewal, the franchise may be renewed for an additional five-year period on the then-current terms.

Financial Assistance: A franchisee that is renewing an existing franchise may finance a portion of the renewal fee through the franchisor. Other than this assistance, the franchisor does not offer direct or indirect financing, does not guarantee a franchisee’s note, lease or obligation, and does not receive a fee from any financing source.

Component One Continuing Franchise Fee: $138 per month for each sales associate. It is currently anticipated that this fee may increase by at least $2.50 on July 1, 2022, and by at least $2.50 on the 1st day of July in each subsequent year of the Franchise Agreement.

Component Two Continuing Franchise Fee (or “Broker Fee”): An amount equal to 1% of gross commissions and other revenue.

Founded in 1973, the RE/MAX franchise has more than 120,000 agents worldwide in over 100 territories and countries as of 2019. It was named the number-one real estate franchise and the 15th-best franchise overall in a 2019 Franchise Times survey.

What makes RE/MAX so successful? The original RE/MAX premise was to allow agents maximum freedom to run their businesses and to pay them 100% of their commissions. Agents would pay for their office expenses via a “desk fee” and pay their own marketing expenses. Things have changed a little since then, but the franchise is still thriving.

Attract the Best and the Most Experienced

By creating a model as close to a completely autonomous business as possible, RE/MAX wanted to attract the more experienced agent. Expenses for office space, phones, copies, marketing, and more are all the responsibility of the agent, so those with established track records and financial stability are more likely to join this franchise.

What Are the Fees to the Agent?

Agents no longer receive 100% of their commissions; it’s now 95% with a 5% corporate marketing fee coming off the top. This pays for national advertising and the national IDX search linkup system that purports to have all the listings in the country available at the national corporate website.

Many RE/MAX brokers offer split setups in an effort to attract more agents, many of whom might be fearful of a monthly overhead expense before they’re established. New agents typically receive a lower split of 60/40 until they reach $23,000 in commission. After that, they move to a 95/5 split for the remainder of the year. Other commission options may include a 70/30 split or an 80/20 split until the agents reach $23,000 in commission, and then they are moved to a 95/5 split.

What Are the Franchise Fees?

Franchises have extensive fees, and, with RE/MAX, these include but aren’t limited to a management fee of $138 per month per associate, annual dues of $410 per associate, a promotion fee of $131 per month per associate, a hot air balloon fund fee, and a renewal fee.

The initial franchise investment is estimated at anywhere from $38,000 to $219,000 including costs of office setup, inventory and supplies, signage, and miscellaneous opening costs, most of which can be determined and controlled by the franchisee. The franchise has a liquid cash requirement of $35,000, but it offers in-house financing for the initial franchise fee, which can run from $17,500 to $35,000 dollars.

Fees for offices and services that the agent and broker determine based on space and service requirements can be negotiated.

Individuality and Competition Follow Independence

Visualize a group of independent accountants or attorneys who share space in an office complex for financial reasons, client access, and marketing purposes. Other than their common office structure, they are competitors and not part of a social or sharing office culture.

A RE/MAX office definitely has that together-but-separate feel of a group of businesspeople going their own ways, but there’s a certain identification with the franchise and an overall cooperative attitude as well.
